Buy or finance qualifying equipment and have it installed and in service by December 31 and your business may be able to deduct the full purchase price on this year's taxes — even if you finance it. What You Mail
Florida still runs on paper notices. Someone has to fold them.
Chapter 718 and 720 notices go to every owner in writing, on a deadline, with an affidavit of mailing in the official records. Electronic delivery only reaches owners who consented in writing. So a 300-unit building mails thousands of pieces a year, a management company mails hundreds of thousands, and most of it is still folded and stuffed at the front desk or sent to a mail house at per-piece rates.
Monthly and quarterly assessment statements, late notices and coupon reminders
Today: Printed, folded, stuffed, sealed and stamped by hand every cycle, or sent to a mail house at per-piece rates with a multi-day turn.
With finishing: A pressure sealer folds a one-piece statement form and seals it into its own mailer, no envelope, at 3,000 to 8,000 an hour. The whole portfolio's statement run finishes in a morning.
Annual, budget and special-assessment meeting notices (14-day packets)
Today: Notice, agenda and the proposed budget hand-folded and stuffed for every owner, against a statutory deadline, then the affidavit of mailing.
With finishing: A folder/inserter folds up to five sheets and stuffs the #10 envelope in one pass, 1,350 to 3,800 an hour. The packet goes out the day the board approves it, with the count for the affidavit.
Election mailings: first notice, second notice, ballot, candidate sheets, inner and outer envelopes
Today: The most hand-assembled mailing in the business, twice per election, inside a 14-to-34-day window.
With finishing: The inserter handles the notice, ballot and candidate sheets and adds the return envelope from its insert feeder; two-envelope packets run on the multi-feeder inserter in Kit 3. We build your actual packet at the demo.
Budget packets, rules and regulations, year-end financial reports
Today: The copier staples a 20-page budget flat in the corner, or the job goes to a print shop.
With finishing: A booklet maker staples on the spine and folds in one pass, so the proposed budget and the rules book arrive as a booklet, not a sheaf.
Newsletters, welcome packets, violation and fine-hearing letters
Today: Folded by whoever is at the desk; newsletters go out in envelopes because nobody wants to tab them.
With finishing: A tabletop folder handles letters at 7,400 an hour; a tabber seals a folded newsletter as a self-mailer to USPS spec, with no envelope.
Owner files, applications and bank records at disposal
Today: A deskside shredder that jams, or boxes waiting for a paid pickup.
With finishing: A P-4 cross-cut shredder that runs continuously, or an auto-feed unit that takes a 175-sheet stack while the office does something else.
Estoppel certificates, violation letters and board correspondence already print fine on your copier; the folder takes them from there. We do not advise on whether a notice meets the statute. Your association attorney does that.
